At Fairway Properties we are always on the look out for great investment opportunities. We seek residential and multifamily and student housing assets in all major markets across the nation with potential for growth. Fairway targets well-located properties that are undermanaged or present a value enhancement opportunity through renovation.
To complete a preliminary pricing analysis, Fairway Properties requires the following information:
- Full property description
- Previous year’s year-end operating statement
- Current tax bill
- Terms of financing (if assumable)
- Market information
- Color photographs (including sales and rental comps)
- Location map
- Current rent roll
- Year-to-date detailed operating statement
We prefer properties that are from 1990 or newer, but we will consider older properties with quality construction and desirable location.
DEAL STRUCTURE AND SIZE
We typically engage in all-cash transactions, but will consider assuming existing financing or seller financing if the terms are favorable. We will consider acquisitions ranging from single assets to large property portfolios. We currently do not have a minimum project size as long as the asset is in a desirable location with upside potential.
